Q - How often should I have my roof inspected?

A - Location and the type of roof you have are major factors to be considered. For example, if you have a ballasted roof system (gravel) and are located in a high-wind area, then your roof should be inspected monthly to check for erosion of the gravel in the corners of your building. If your roof experiences high traffic, then a bimonthly inspection should be done. In general a roof inspection should take place from 1-6 times per year by your in-house personnel. At least twice a year by a roofing professional such as Holland RMM.

 


Q - How long can I expect my roof to last?

A - The average life-cycle of a low-slope roof system is 10-20 years depending on material, weather, and roof maintenance. Studies show that if a roof system is properly maintained, it can live long past its anticipated warranty life.

Q - How much roof maintenance do I really need?

A - As much as possible. The less time spent on roof maintenance the more time and money you will spend on rehabilitation. A good roof maintenance program can go a long way in reducing major expenditures on premature roof replacements.
